About Us

Seneca Development & Management Corp. has been active in Western New York as a real estate developer for the past twenty-five years.   Its President, Alan Dewart, is experienced in build-to-suit development, consulting, real estate financing and feasibilities, private real estate syndication, historic rehab, property management, real estate brokerage, and accessing economic incentives from the public sector.

In the 1980s, Seneca Development & Management Corp. spearheaded the redevelopment of Buffalo's Theatre District, first with Theater Place, a 60,000 square foot mixed-use renovation project, and then across the street with the Market Arcade Cinema, an historic rehab project which includes an eight-screen movie theater.   The firm was instrumental in bringing downtown the Tralfamadore Café jazz club, a 450-seat nightclub which stands as one of the finest facilities of its kind and size in the country.

More recently Seneca Development & Management Corp. has been responsible for the development and construction of approximately $15 million of light-manufacturing and distribution warehouse facilities, most of which are located in Western New York.   The firm recently completed the construction of a new 32,000 square foot educational facility for Bryant & Stratton College in Orchard Park, New York.

Seneca Development & Management Corp. has an experienced property management staff that provides a full array of property management services for its own properties as well as for the properties of its affiliates and partners.

Key Personnel

ALAN DEWART   Presently serves as President of Seneca Development & Management Corporation and has been actively involved in real estate development and management since 1968.   He holds an MBA from Cornell's Johnson School and is experienced in real estate development, management, consulting, financial feasibility analysis, and syndication.   In the mid 1970's, he was employed by NYS Urban Development Corporation.   Prior to his work with NYS UDC, he operated a homebuilding company constructing and selling upwards of one hundred homes annually in Erie County.   He holds a NYS real estate broker's license and is an Adjunct Assistant Professor in the School of Architecture & Planning at the State University of New York at Buffalo.

JAMES E. ROLLS   Vice President; an attorney formerly with the law firm of Cohen, Swados, Wright, Hanifin, Bradford & Brett for twenty years until 1990 and presently a partner in his own practice, Rolls Kohn LLP.   He has been specializing in real estate, taxation and syndication and serves on various cultural and charitable boards. He is a graduate of Canisius College and Notre Dame Law School.

LORI MC DERMOTT - Vice President and Controller; a graduate of Northwood Institute of Michigan and has been with the firm since 1984.   Her responsibilities include all phases of operations from payroll and human relations to budgeting and financial statements.   She is fully versed in computer systems and reporting, and she has two bookkeepers on her staff.
JEROME SMOLAREK   -   Facilities Manager; responsible for the daily operation of all property owned and/or managed by Seneca Development & Management Corporation or its affiliates.   He previously owned a distributorship for Entenmanns, and has worked as a Manager for L'eggs and Pepperidge Farm, Inc.  He has 8 maintenance personnel on his staff.
